Positive: I liked that the screened porch looked out at the river and the cabin is close enough to hear the river when falling asleep.
Negative: I didn't like that the kitchenette really wasn't a kitchenette. There was stainless ware for eating, but no sharp knives, and no containers to cook food in microwave, not even dishes. Stainless ware, but no plates or bowls. It was weird.

Negative: I wish all the rooms were a cabin & the bathroom door didn’t close, ac didn’t seem to work, no daily refresh of towels, and floor was a bit dirty.

Positive: For what amounted to almost $250/ night, we got an about 150 square ft room, with an insanely dirty carpet and a super basic set up. Now of course the location is amazing!!! Staring at that little river almost makes up for not even having a coffee machine. The lock on the screen door didn't work and we had to pop out a window screen and crawl through a window. A nice girl next day put some tape on it so it wouldn't lock again. We did understand that the accommodations were going to be a rustic cabin, but the reality of how dirty and basic it actually was did not match the price tag. The new owners could easily make a much better impression by investing just a few hundred dollars. Replace the carpet, put in a small counter above the fridge with a $15 coffee machine. Make the table on the patio even so that not everything slides off of it. Again, gorgeous location! Super unkempt accomodations.

Positive: We liked our cabin. It was well equipped and we loved the location by the river and surrounded by mountains. Very nice bbq and fire pit areas. Quiet and great for privacy and bringing your pet. We enjoyed our stay a lot.
Negative: The office was hardly ever open but we could find cleaning staff during the day who were helpful. Our cabin was not level which made sleeping uncomfortable for my partner. Most cabins had a screened porch but ours didn't which was disappointing. We had heat and humidity while we were there so it got uncomfortable without AC for falling asleep though it was fine by morning.

Positive: We have stayed here numerous times over the past 15–20 years. Since my last visit, ownership has changed, and after this most recent stay; I confidently believe it's currently in great hands! Albeit they're clearly working through a learning curve, we LOVE all of the improvements that Christophe, Lien, Andrew, and Caroline have made so far! If you're looking for a 5 star hotel with every possible amenity, check out River Walk down the street and be prepared to pay quadruple. But if you're looking for a rustic, real cabin feel, complete with the sound of the roaring Pemigewasset River rushing past your screened in deck/window, then this is 100% your place. That doesn’t mean this place is rough. Far from it! It was meticulously clean, and the employees went above and beyond to accommodate our check-in time. They have a community clubhouse "Pemi Lounge" with darts, heaters, TVs, and more. There's also shuffleboard and cornhole available, a large community fire pit, on site BBQs, and a great looking wood fired pizza oven. We went off season, but there are multiple trails and stairs down to the river from the cabins for the summertime months to cool off.
Negative: I’d be lying if I didn’t mention a few bumps in the road regarding this booking. After completing the booking, I received a confirmation text from Booking.com, followed by a message from Pemi Cabins stating: "The fireplace in your reserved cabin will be unavailable to use during your stay due to unexpected maintenance needs." After receiving this message, I attempted to reply to the text, call Pemi Cabins directly, and also sent messages through their website and through Booking.com. I finally received a call back a couple of hours later. They apologized and then stated that "The fireplaces in ALL of the cabins are currently inoperable." This contradicted their earlier message, which implied the issue was specific to my cabin and “unexpected”. It became clear that the original message about "UNEXPECTED maintenance needs" was a lie. When I expressed my disappointment, they suggested that I cancel through Booking.com. The catch is that, due to how Pemi has their listing set up, if you cancel yourself, you only get half your money back. I believe the Attorney General would agree that this falls under classic bait-and-switch tactics (see: RSA 358-A). They advertised certain features/products such as functional fireplaces, then informed the customer that those features/products were unavailable only after payment was made and a non refundable deposit of 50% of your stay was taken. Rather than offering a full refund, they leave the customer with the choice of staying or losing half their money. A day or two before our stay, they called again to note that my reservation was still active. I explained that I felt "stuck with our reservation" and I expressed concern about the nighttime temperatures, especially with no secondary heat source (it dropped to 34°F that night). Eventually, they got back to me and offered to move us to a different cabin.
Summary: River front cabins in the heart of the White mountains with a side of false advertising.
